I think patella tendonitis is probably what it is. The internet recommends one-leg squats on a decline, so will try those.

Pretty sure this is a hip problem ie ITB. Hip strengthening definitely seems to be working.

Hip strengthening exercises with theraband seem to have worked along with stretches to lengthen hip flexors.
Resigned myself to doing these every day forever.
